Earthlog Village development projects will emphasize a pedestrian-oriented lifestyle    
where conscious architecture creates healthy indoor and outdoor private and public
spaces.

A typical Earthlog Village will include retail shops, offices, residential living areas and
a community center. An on site [ in certain locations ] medical centers.

As much land as possible will be reserved as open space, complete with sensitively    
designed walkways, hiking trails, bike ways and personal resting areas.

Gardens and wildlife attractor zones will provide special places of natural             
beauty for  residents and their guests to enjoy.

Planned as a Village with Mixed use of commercial and residental living areas:
as a mix of 1 bedroom, 2 bedroom and 3 bedroom condo homes.

A certain number of town homes can be added if desired to raise development size.

The most environmentally appropriate and economically sound technologies and         
building designs will be employed in the construction of an ideal Earthlog Village
project.

How Buildings Impact the Environment

Buildings use one-third of all the energy consumed in the U.S. and two-thirds
of the electricity.

By 2010 another 38 million buildings are expected to be constructed.
Buildings are a major source of air pollution and pollutants that cause global
warming and  climate change.

Buildings account for 47% of sulfur dioxide emission, 25% of nitrous oxide
emissions, 10% of particulate emissions and 35% of carbon dioxide emissions, the
chief cause of  global warming and climate change.

These numbers change in a Positive way building new communities as described above.
Quality of Life—A Hot Political Issue

Quality of life concerns have now emerged as a primary public issue.

Many governors, local communities and states have already launched major new
development control initiatives.




The US Senate has created a Smart Growth Task Force and the House of
Representative -- the Livable Communities Task Force.

More than 1000 state and local initiatives on smart growth, open space and
other similar measures were introduced into state legislatures in 1999, 200 of            
which were enacted into law.

Driving this new activism is the fear that unconscious development and its    
attendant social alienation are weakening communities and forcing governments
toward bankruptcy.

The obvious and not-so-obvious costs and impacts of current development practices
include:

1. excessive travel, pollution and vehicle costs, especically the rising cost of Energy.

2. lack of affordable housing due to long commutes

3. lack of adequate public facilities

4. loss of open space and its resultant impact on wildlife

5. infrastructure and other costs shifted to taxpayers

Sensing the threat to their fiscal stability, government agencies are moving
quickly to create ordinances and laws that address the conditions and curtail
what is commonly termed sprawl.

Sprawl is defined as the haphazard growth of low-density, auto-dependent
development that occurs at the edge of the existing urban landscape.
Classic examples can be found near any typical American city.

In response to the threat posed by unmitigated sprawl, citizens groups and
governments around the country have mobilized and developed a set of guidelines
intended to encourage the creation of new, more livable communities.

The wish list includes:

1. pedestrian-oriented design that minimizes commuting

2. adversity of residents and demographics in each community

3. centrally-located public gathering and activity centers

4. parks and landscapes designed to promote chance meetings

5. lots of open, green space

6. a range of housing types

7. high level of convenience and amenities

8. diversity of cultural offerings

9. strong neighborhood spirit

10. clean, healthy environment

11. affordable housing

Smart Growth is described as development that simultaneously serves the economy,   
the community and the environment.

Smart Growth aims to minimize development’s impact on government's fiscal
resources and the environment, create economic value for homeowners,                   
increase the quality of life for residents and preserve open space.

What does sustainable development and smart growth look life in real life?
Both concepts advocate a clustering approach to building design and layout.

Government planners now consider the clustering of homes a desirable growth
mechanism because it:

1. makes better use of the land for agricultural and environmental purposes

2. recognizes the aesthetics of open space

3. reduces infrastructure costs

4. increases the efficiency of providing services, roads and amenities

Further enhancements to the cluster concept include an emphasis on civic space,        
lively street scapes that promote neighborliness, ample parks and recreation areas,    
and inviting green belts that provide privacy and relaxation.

The conventional development paradigm is soon to become a thing of the past.
Survey after survey documents the public's resounding rejection of current
development patterns which typically lead to increasing traffic congestion,
deteriorating public infrastructure and skyrocketing housing costs.

The living environments these patterns create are often characterized as
alienating, and soulless. Not surprisingly, the public is demanding a return
to safe neighborhoods and vibrant, healthy, livable communities.
